Austin Texas Real Estate Details for December 2008

People often ask me what the Austin Real Estate market is doing now. How is Austin different than any other home market? All markets are the same in the respect that each real estate market is unique and constantly changing. Here is a snapshot of what happened in Austin in December of 2008 and how it relates to December 2007. So you may judge for yourself if you feel our market is depressed. in my opinion since the prices are still moving up we are not a depressed market. Certainly the number of homes sold did go down slightly, but the value of the homes was still moving upwards.

One thing to remember the peak times to buy or sell a home is from April through September. Homes listed for sale during non peak times typically spend a little longer on the market as fewer Buyers are looking to move during this time. The peak time to buy or sell a home is from April through September. This is when inventory is highest and more Buyers are out looking for a new home.

Median Home Sales Price                            $188,000     $184,000  

Average Sales Price from Jan.-Dec.               $247,500     $245,000

Actual number of homes sold from Jan.-Dec.  21,078        26,021

 The bottom line is we sold 5943 fewer homes this year compared to last year, however the Median Home Price went up about $4000.
