Too Busy to Blog, But I Am Not Complaining...

The view from my deckI finished my morning run yesterday and while resting my "dogs" out on our deck, I had a few moments to relax and contemplate blogging and the real estate market here in Austin, Texas. Last July, when I first started "blogging", the real estate business in Austin, Texas was pulling back and beginning to feel the first effects of the many problems that have plagued real estate, banking and the other financial areas in all parts of the country. Through the fall and the first months of 2009, the market remained flat and actually dropped a bit as more problems surfaced.

When business is slower, it's an excellent time to reexamine our production, our business model, work on our SOI and engage in marketing in anticipation of future business. During the  months since last summer, I slowly began to delve into the world of on line social networking by joining LinkedIn, Squidoo, Twitter, Face Book and most importantly, Active Rain! In that time I s-l-o-w-l-y learned to find my voice and write posts that would hopefully contribute to the Active Rain community as well as help promote my presence and relevance online in my areas of expertise here in Austin! Over time I have been pleasantly surprised at the number of friends and professional relationships I have established through my blog!

I have also been able to gain more business as a direct result of my blogging and hopefully it will continue to grow as I stay involved. And that's the challenge! I was taught by Rich and Brad that to be successful at blogging, a person needs to post regularly and maintain quality. I suppose I could post every listing in my company (as I often see from some of the real estate "teams") or just throw something -anything out to fill the void but I think in the long run folks actually do not care for this type of blog and quickly move along. If anything I do need to write about real estate more often and on a REGULAR BASIS!!

Now here is my so called "problem", Austin is experiencing dramatic activity these days (at least for my office and me personally). Austin has recently rated #1 for employment opportunities, Forbes magazine ranked Austin #8 for communities to do business, Jumbo Loan restrictions are beginning to relax a bit, and Texas for the 4th year in a row is the number 1 state for population growth. All of these things bode well for our community and our business. As a consequence, I have had no time at all to post lately and barely enough to keep up with many of the blogs I read on a regular basis. I am flattered when I check my blog and see that people leave comments wondering if I am alive or will ever post again! Anyway, I am back to posting again but as long as the market stays busy, I will have to make an extra effort to write something at least twice a week.

Russell-I've also been busy and this week has been a test of endurance.  Our market has some areas that it is Deja Vu 2002 and I'm not going to say that it is necessarily positive as once again first time homebuyers are being forced to make quick decision or the properties are gone!

Cindy I too am not a fan of a hot market that forces folks to make a quick decision but it's still a good time to buy with plenty of inventory and way low interest rates!

Jeannette I have been amazed that we have only been stagnant and not had a very large drop here. Of course we did not have the huge leaps in values that are now crashing around the country and I completely agree that the real world does pay our bills!

Gina Your situation is one that many people would like to have right now and it does keep you extra busy!

Heath, my West Texas friend, we have indeed had some great economic development from the city and county and especially from the private sector with groups going out all over the world to woo new business and development to our great city!

Hi Russell!
It's so nice to hear from you!  It's nice to hear Austin is doing so well...I think Sacramento is right behind you!  We only have 3.4 months of inventory and we have doubled our sales from last year. Last month was the first month that our median price went up.   What do you attribute your business to? I'd be curious if there are other things you did besides the internet networking.

Matt Jason ALWAYS cracks me up and often makes me think! Yes, I do bottle BBQ sauce a couple of times a year and even have a funny label and name. It derives from an old Billy Gibbons routine from the late 70's or early 80's. I think he denies it but they are very funny. I will email you this weekend!

Morning Sunshine :-)  Life is good so enjoy it to the max (duh...who am I talking to)  I'm glad you're getting out for your runs...that will keep you sane.  Your post was shorter than usual....that's a good thing since it didn't take 2 days to write and we get to see your smiling face.  It's really nice that you reply to each and every comment in your blog....but sometimes a group comment is apropos.  I was starting to feel buried with that endeavor, so I've started paring down my comments in my own post, answering ???'s if asked or volunteering additional information.  What I do-do is make sure I visit my commenters to see what they're up to and leave a comment for them if possible.  GW (Gary Woltal)  once advised me not to feel guilty if I can't do it all!  That was great advice for which I'm very thankful.  Hope your contracts were accepted, now go have some F-U-N  :-)

For my friend Gail Gail, Hey there my friend, I saw this sign and it reminded me of you! I appreciate your wonderful advice and was not really complaining...well, not that much! LOL! I've been struggling to keep up but its because I am working on a bunch of other blogs that I have neglected...but it sure is nice in the response that I have had so far...I get up early and go to bed late...with hopes of getting in a least one blog post a day..on any one of my sites!  Go for the business and fit blogging in when you can.

Liz You just always crack me up! I am still laughing about the resistance of our office to blog but atleast y'all are now reading a few and I am thankful that some comments come my way. Debe I agree that we have a lot in common. Hi  Russell,  How refreshing to read all the well wishes and positive comments.  I think we all can breathe a little easier now that  we can say we are busy.  We have a busy foreclosure market .,...not my thing... but whatever..just need to adjust the attitude a little.

Real Estate is not what it use to be and the sooner we realize that and adjust to what we need to do,  the faster we will re-coop.  I tell myself that everyday.  It doesn't hurt to re-think and adjust, it creates enthusiasm ( certainly need enthusiasm in this industry)  BTW   I love that you take time to run and enjoy life that has to be the secret to getting through the tough times. You are an inspiration to those of us who hang on to every word you blog.  Thanks

June Hello my friend. I have missed seeing you in the blog world but it sounds like you have been busy too. I know that foreclosures are not pleasant because we did that for several years in Austin during the S&L Crisis. I do agree that we are beginning to adjust to these changes and eventually we will get back on track. It is interesting to note we have been through tough times before and always made it! You are so right! I had a record month in March and April is the same. I listed 9 homes last month and 6 went under contract! Just listed 2 more and another 2 under contract! Life is good! The interest rates are so enticing I think buyers are ready and want to make that move. If listings are staged well and priced right they are getting offers!! Congrats on meeting the challenge and taking care of business..it's a good feeling!!

Dorie We are so fortunate to live in a part of the country that has not suffered the same problems as elsewhere. Of course, we went through the S&L Crisis without any bailout or other help and we made it. I am so glad to hear that you part of Austin is doing well! It's still flat in some areas and price ranges but overall I am having a similar year to you. Here's to the continued success of our market in Austin!

Things are booming out here. There's over $7 billion in Stimulus money floating around, and with the military still engaged in two foreign country invasions, there's lot of military still here. Prices have been stable for three consecutive months, and home sales have been skyrocketing for nine consecutive months.

Hey, Russell.

I'm never too busy to blog because the ActiveRain day starts at 10:00 p.m. my time, so I'm usually finished before I go to bed with my blog in draft mode ready to post early the next morning. The points are too valuable for my in my home inspection business because they place me closer to the ActiveRain home page, so it's easier for the search bots and spiders to find me and index me. I've had several Clients and referrals from other ActiveRain members say that they chose me because I had a lot of points. One had no idea what the points were for, but he said they must be important since they are shown there. How right he was.

That's great that you're so busy... however, I would have to say that if blogging has gotten you more clients, you should always make time for the marketing that works!  You don't want peaks and valleys, you want a steady stream.

Russell, sometimes blogging and social networking are an obsession rather than a means to an end. I would rather be selling than doing a Tweet at 11:00 pm. Good for you and good for Austin. Oklahoma City is the same way. Sales are up and inventory is down, and we are still in the black on house values. Oil is about to hit $70 a barrel, and natural gas is up. Happy days. Now if Oklahoma University can win the big one life is complete. See you in the Cotton Bowl!

good for you....My blogging is at about 20% of normal and my real estate is about back to business as usual.....a couple more months like I have had in the last two and I will think it is 2005.......(but lower end sales and lots of first time buyers).

I have had the same concerns.  I started this last year and promised myself that I would give it a year....which is coming up in July.  No rationale behind the goal other than giving the idea a chance.  I know why I want to quit.  It is totally related to time.  I am short two staff members which would allow me to have free time.  So I have reset my goal thought to gain one of the two staff members needed by July.  That may push me to continue blogging until the end of summer when I can hire the 2nd.  Obviously I zero control as we are totally dependent of the market turning and getting a zillion listings off the listing board and on the closing board.  i.e. If I had the 2 additional staff members, there would not be a concern.  We will see what happens in a couple of months.  We do need a life and to focus on the reality of what brings us business.

Russell....  I was walking by my lap top and thought I smelled something grungy.  I clicked onto AR and saw your sneakers in a picture. I guess that is the smell that carried past my nose.. lol

Seriously, I have only been on enough to possibly blog about 4 times a week, and maybe comment about 6 times a week. Gee, some of my comments are mini blogs. In any case, I couldn't notice if you were missing, because I was missing... lol

Anyhoo... welcome back. I do know since blogging has worked for me, that I make an effort, no matter what, to get 4 in a week. Hence why some of my clients have been getting e-mails from me at 2 am to 3 am in the morning.  Happy blogging.

That's a nice problem to have. Steady blogging with solid content will bring business, a proven method. Austin does have a lot going for it right now, so enjoy.

It has been hugely busy in Austin of late, especially amongst first-time homebuyers.

I'm glad to see us moving back toward pre-financial crisis levels. It's a perfect storm of low interest rates, good deals, and the tax credit IMO.

Russell I have been experiencing the same thing. It is really harder to put quality posts together when you are listing and selling homes. I have only had time to blog about my listings. In regards to your question about Postlets...you will be better off making your own for SEO than by using them or v-flyer.
